The Construction Process

Preconstruction

At the pre-construction meeting, you are invited to sit down with our Designers and superintendent to review your new home and introduce you to the building process. Together, you'll verify the placement of your home on the lot, review the blue prints, and talk about what you can expect during the process. Typically, this scheduled meeting will begin at the sales office and conclude on site at the lot.

Foundation

The foundation is the concrete structure that supports your entire house. Soil conditions are inspected and verified on each homesite, and our superintendent performs his quality inspection prior to pouring any concrete. Then once the municipal inspector has conducted his inspection and found the job to be in compliance with applicable building codes, the foundation is placed.

Framing

The frame makes up the shell and defines the interior room layouts, and along with the foundation, provides the structural integrity for each home. Sun Homes utilizes engineered components including roof trusses and floor systems in every new home. Framing may last two to three weeks. Once the exterior sheathing and roofing are installed and the home is “dried-in”, the rough mechanicals can begin.

Rough Mechanicals

If the frame is the skeleton, then the rough mechanicals are the internal organs of your home. During this 1–3 week phase, air-conditioning, heating, ventilation, plumbing and electrical wiring are introduced to the structure. Siding and masonry may also begin during this period. If you've opted for any special security systems, central vacuum or pre-wiring for your stereo and entertainment centers, installation takes place at this point. The home is then ready for insulation and applicable municipal frame and mechanical inspections.

New Home Construction

Customers will be asked to participate in a "pre drywall" orientation to verify that all the options you selected are in place. Any questions regarding construction to this point can be addressed to the superintendent, as well as, what you can expect throughout the remaining construction process

Drywall

This is the midway point of the building process. After drywall is hung in the interior of the structure, joint compound and texture are applied to complete the interior wall surfaces. Interior wood trim is then installed and the entire home is painted. The driveway and walks are poured, and the yard is graded.

All of these finishing touches really help your house start to look like home. The countertops and cabinets are then installed and hardwood flooring or tile is laid.

Trims

Now the fun really starts. All the work you did with the Sun Homes Designer is starting to pay off. During this two-week phase, you will begin to recognize the home you designed and imagine the future you'll create. The team installs faucets and sinks, light switches, towel bars, doorknobs and all of the small hardware you'll be using on a daily basis. Outside, the landscaping is completed, adding to the excitement.

Finals

When the house is 100% complete we do a quality inspection. Workers wait until this final week to install the flooring in the interest of protecting your carpets from boots, nails and dust. Any minor adjustments take place now, like window screens, drywall and paint touch-ups. The house is given a thorough cleaning and is ready for the final orientation.

Resale Homes

Final Orientation

After weeks of hard work and patience, it's time to do the final walk-through. Our superintendent will walk you through the home and demonstrate how the systems and features in your new home operate. Homeowner maintenance and warranty service procedures will also be discussed at this time. In addition, should you identify an item requiring paint touch up or minor adjustment, our superintendent will address and complete each item prior to your scheduled closing.

Follow Up Orientation

Sometime between 30 and 60 days after closing a Sun Homes representative will contact you to schedule a Follow Up Orientation. We will review any questions you may have regarding the operation of your home and again, review the warranty service procedure. In the event you require warranty service, your representative will be happy to schedule repairs at this time.
